This provides an opportunity for you to review the budget, submit questions and comments to the Board before the meeting, and attend the meeting to ask questions and voice your opinion.

Recently enacted laws now require the budget to include full funding for the Capital Reserve fund, and the provision of an overview of the fund’s status to owners.

The Capital Reserve Study was completed in 2023 and is scheduled to be updated in 2028.

The current reserve study indicates that we should have $121,309.00 in the reserve fund at the end of 2025.

**HOA(Homeowners Association, 주택 소유주 협회)**란
주택 단지나 타운하우스, 콘도 등 같은 지역 안에 사는 집 소유자들이 만든 단체. 이 단체는 공동의 규칙을 관리하고, 시설을 유지하고, 지역 환경을 관리하는 역할을 함.
� HOA를 내는 이유(= HOA 회비)
집 소유자가 내는 **HOA 회비(Homeowners Association Fee)**는 아래 같은 것들을 위해 쓰임:
�️ 공용 구역 유지비 – 놀이터, 공원, 클럽하우스, 수영장, 조경(잔디·꽃·나무 관리) 등
� 청소·쓰레기 처리 – 공동 구역 청소, 눈 치우기, 쓰레기 수거 등
� 시설 보수 및 수리 – 길, 울타리, 조명, 표지판 같은 공용 시설 고치기
� 보험 및 관리비 – 협회 운영비, 관리 회사 비용, 단지 보험료
� 예비 기금(Reserve Fund) – 미래에 큰 수리나 교체(예: 지붕 교체, 도로 재포장)가 필요할 때 대비해서 미리 저축하는 돈
