30대가 신중산층으로 아파트 집중매입에 나섰고 중앙정부 공무원에 11만명 신규채용이 가세한 것으로 보인다.

문재인 정부초기 2017년 5월 9일 중앙정부 공무원이 63만1380명에서 올해 74만4254명으로 11만3천명이 급증해, 지방정부와 공공기관 임직원들의 폭발적 증가와 합쳐 서울권에 관료중심 신중산층 양산이 아파트 매수세에 가세하며 30대가 가격 폭등의 주역으로 보인다.

한국부동산원이 아파트 월별 매입자를 연령대로 집계한 상반기 통계에서 서울과 수도권은 30대가 1위이고, 부산 대전 울산은 40대가 아파트를 많이 매입했다.

상반기 아파트 매매에서 서울은 2만9399건 중 30대가 1만716건으로 36.45%로 올라서며 40대의 7731건(26.29%)과 10% 격차로 키웠다.

경기 지역은 10만7811건 아파트 매매 중 30대가 3만651건(28.43%)로 1위이나 40대의 2만7785건(25.77%)과 3% 격차에 그쳤다.

인천은 3만10건의 아파트 매매 중 30대 7493건에 40대 7156건으로 약간 차이가 났다.

부산은 2만8597건 매매 중 40대가 7620건 1위이고, 30대는 5636건이다.
대전은 1만8645건 중 40대 5239건 1위에 30대 3982건으로 격차가 있다.

울산은 9963건 중 40대가 2739건 1위이고 30대는 2647건이다.

KB리브부동산의 주택가격동향은 아파트 가격 상승이 올해 1월부터 8월까지 전국 평균 12.15% 상승에 서울이 9.81% 상승률이다.

권역별 아파트가격 상승폭은 인천 20.54%, 경기 18.68%, 대전 12.09%, 부산 10.73% 순이다.

중앙정부 공무원 인건비에 대해 국회예산정책처가 ‘9급 신규 채용시 30년간 인건비 17억3천만원’으로 추정했다.

한국부동산원의 7월 주택가격동향조사는 수도권과 서울이 상승폭이 확대됐고, 경기는 서울 접근성에 안양 군포에 중저가가 집중됐고, 인천은 연수구 계양구에 재건축 위주로 상승했다.

문재인 정부는 공약으로 5년간 공무원 17만4천명 증원을 밝혔고, 내년 1만6천160명 증원이 예산에 잡혔으며, 초기부터 '아파트 공급 통제' 부동산 정책을 썼다.kimjc00@hanmail.net

People in their 30s started intensively buying apartments for the middle class, and it seems that 100,000 new government officials were hired.

In the early days of the Moon Jae-in administration, on May 9, 2017, the number of central government officials increased by 113,000 from 631,380 to 744,254 this year. In addition to the apartment buying trend, people in their 30s seem to be the main players in the price surge.

In the first half statistics compiled by the Korea Real Estate Agency on monthly apartment buyers by age, in Seoul and the metropolitan area, those in their 30s ranked first, and in Busan, Daejeon and Ulsan, 40s bought the most apartments.

In the first half of apartment sales, in Seoul, 1716 of 29,399 cases were in their 30s, up 36.45%, increasing by 10% from 7731 cases in their 40s (26.29%).

In the Gyeonggi region, among 107,811 apartment sales, those in their 30s ranked first with 36,651 (28.43%), but only a 3% gap from 27,785 (25.77%) of those in their 40s.

Of the 30,10 apartment sales in Incheon, there was a slight difference between 7493 in their 30s and 7,156 in their 40s.

In Busan, among 28,597 transactions, people in their 40s ranked first with 7,620 cases, and those in their 30s with 5636 cases.

Daejeon ranked first with 5,239 cases in their 40s out of 18,645 cases, with 3982 cases in their 30s.

In Ulsan, among 9963 cases, people in their 40s ranked first with 2,739 cases, and those in their 30s with 2,647 cases.

As for the housing price trend of KB Live Real Estate, apartment prices rose by an average of 12.15% nationwide from January to August this year, while Seoul showed a 9.81% increase.

The increase in apartment prices by district was 20.54% in Incheon, 18.68% in Gyeonggi, 12.09% in Daejeon, and 10.73% in Busan.

The National Assembly Budget Office estimated that the cost of labor costs for civil servants in the central government would be 1.73 billion won for 30 years when hiring a new 9th grader.

According to the Korea Real Estate Agency's July housing price trend survey, the increase in the metropolitan area and Seoul expanded, and in Gyeonggi Province, mid-to-low prices were concentrated in Anyang Gunpo for accessibility to Seoul, and Incheon rose mainly for reconstruction in Gyeyang-gu, Yeonsu-gu.

As a promise, the Moon Jae-in government announced an increase of 174,000 civil servants over five years, and an increase of 16,160 next year was set in the budget.
