도로, 철도, 비행기가 모두 보이는 구로구 개봉동
어제는 추운 날씨에도 불구하고 소액으로 투자할 수 있는 꼬마빌딩 매물을 검토하러 다녀왔습니다. 이번에 방문한 곳은 구로구 개봉동으로, 현 소유자 역시 저렴한 가격에 매입하여 투자 목적으로 보유하고 있는 건물이었습니다.
건물 밖으로는 고가도로와 지상 1호선 철도가 지나가고, 하늘에는 김포공항으로 향하는 비행기가 보이는 독특한 풍경을 자아내는 곳이었습니다. 개봉동을 직접 방문해보니, 도로와 철도로 인해 동네가 여러 부분으로 단절된 느낌이 강하게 들었습니다.
개봉동, 잘 알려지지 않은 구로구의 한 부분
부동산 업계에서 구로구는 투자 대상으로 자주 언급되는 지역은 아닙니다. 특히 안양천 서쪽에 위치한 개봉동, 고척동, 오류동, 궁동 등은 지역 주민이 아니면 방문할 일이 거의 없는 곳이죠. 그나마 고척스카이돔에서 야구나 공연을 보러 가는 정도가 아닐까 싶습니다. 저 역시 이번 임장을 통해 개봉동을 처음 방문해보았습니다. 개봉동은 남쪽으로 광명시 광명동, 북쪽으로 양천구 신정동과 맞닿아 있습니다. 지역적 특성을 살펴보면 철도와 도로로 인해 구역이 나뉘어 있는 모습을 확인할 수 있었습니다.
참고로 7호선 열차는 가산 디지털단지역까지 서울시, 그리고 철산 광명사거리역은 광명시, 그리고 천왕역 온수역은 다시 서울시를 지나갑니다. 이것도 상당히 특이합니다.
구로구 개봉동 행정 지도 / 네이버지도철도와 도로가 동네를 가로지르다
개봉동의 중심에는 1호선 오류동역이 자리 잡고 있으며, 오류동역은 ‘구로차량사업소’로도 불리는 대규모 차량기지가 위치한 곳입니다. 흔히 ‘온수행 열차’로 익숙한 곳인데, 차량기지가 지상에 위치하고 있어 개봉동의 남북이 단절된 구조를 이루고 있습니다. 오류동역 남쪽으로는 개웅산이 위치하고 있는데, 개봉동이라는 이름 역시 ‘산 봉우리를 연다’라는 의미를 지니고 있으며, 여기서 말하는 봉우리가 바로 개웅산입니다.
철도가 개봉동의 동서를 가로지르고 있다면, 남부순환로는 남북을 연결하고 있습니다. 철도를 넘어야 하는 특성상 이곳에는 여러 개의 고가차로와 지하차도가 존재합니다. 특히 개봉동 내에서 남부순환로와 경인로가 만나는 오류IC는 주요 교통 요충지로, 이로 인해 상습적인 교통 체증이 발생하는 곳이기도 합니다.
투자 관점에서 바라본 개봉동
사실 이번 임장을 통해 개봉동의 주택 시장이나 상권을 깊이 있게 분석하기에는 다소 애매한 부분이 있었습니다. 철도와 도로 이야기가 주를 이루게 되었지만, 이러한 점 역시 개봉동의 특징이라고 볼 수 있습니다. 고척스카이돔 바로 옆에 위치한 개봉동은 상대적으로 덜 알려진 곳이지만, 나름의 독특한 매력을 가지고 있는 동네였습니다.

Yesterday, despite the cold weather, I went to inspect a small building that could be purchased with a small investment. The location was Gaebong-dong, Guro-gu, where the current owner had also acquired the building as an investment at a low price.
From the outside, I could see an overpass, the above-ground Line 1 railway, and even airplanes heading to Gimpo Airport in the sky, creating a unique cityscape. Upon visiting Gaebong-dong, I strongly felt that the neighborhood was divided into different sections by roads and railways.
Gaebong-dong: A Lesser-Known Part of Guro-gu
Guro-gu is not often mentioned as a prime investment location in the real estate industry. Especially, the western part of Anyangcheon, including Gaebong-dong, Gocheok-dong, Oryu-dong, and Gung-dong, is not commonly visited unless one is a local resident. The only exception might be visiting Gocheok Sky Dome for a baseball game or concert. Like many others, this was also my first time visiting Gaebong-dong.
Gaebong-dong borders Gwangmyeong-dong of Gwangmyeong City to the south and Sinjeong-dong of Yangcheon-gu to the north. Examining the area, I noticed that it is distinctly segmented due to the presence of railways and roads.
Railways and Roads Cutting Through the Neighborhood
At the center of Gaebong-dong lies Oryu-dong Station on Line 1, which is home to the Guro Train Depot, also known as the ‘Oryu-dong garage.’ Many people are familiar with the ‘trains bound for Onsu,’ as the depot is also referred to as the Onsu Train Yard. Since the depot is located above ground, it structurally separates the northern and southern parts of Gaebong-dong. South of Oryu-dong Station is Gaewoonsan Mountain, from which the name Gaebong-dong originates, meaning ‘opening a mountain peak.’
While the railway crosses Gaebong-dong east to west, Nambusunhwan-ro runs north to south. As a result, there are numerous overpasses and underpasses to accommodate the movement across these major infrastructures. Particularly, Oryu IC, where Nambusunhwan-ro meets Gyeongin-ro within Gaebong-dong, is a crucial traffic hub, leading to frequent congestion.
Gaebong-dong from an Investment Perspective
This field survey did not focus on the housing market or commercial districts in great detail. Instead, I observed that infrastructure, particularly railways and roads, plays a significant role in shaping the area. Gaebong-dong, located next to Gocheok Sky Dome, is relatively lesser known but has its own distinct characteristics.
