대체투자 전문 자산운용사 마스턴투자운용이 또 한 번 새로운 시도를 시작했습니다.
서울 영등포구에 10MW급 엣지 데이터센터 개발 프로젝트를 본격화한 것입니다.
왜 엣지 데이터센터인가
데이터의 흐름이 곧 도시의 경쟁력이 되는 시대입니다.
AR·VR, OTT, 금융기관 등은 초저지연 환경을 기반으로 서비스를 고도화하고 있으며, 이 흐름 속에서 **도심 가까이에서 데이터를 처리할 수 있는 ‘엣지 데이터센터’**의 중요성이 커지고 있습니다.
마스턴투자운용은 이러한 변화에 주목했습니다. 도심 한가운데에서 안정적으로 운영 가능한 중소규모 데이터센터를 직접 개발함으로써, 디지털 인프라 자산 투자라는 새로운 영역을 선제적으로 개척하고자 한 것입니다.
프로젝트 개요
이번 데이터센터는 서울 영등포동2가 94-144번지에 조성됩니다.
대지면적 약 1,385㎡, 연면적 약 9,733㎡ 규모로 2028년 하반기 준공을 목표로 하고 있습니다.
마스턴투자운용은 부지 발굴부터 전력 확보, 인허가, 사업 구조 설계까지 전 과정을 직접 수행했습니다.
지난달에는 PF 대출 실행과 함께 착공을 완료하며, 실제 공사가 본격적으로 진행되고 있습니다.

이번 데이터센터는 여의도 금융권을 주요 고객으로 한 전문 데이터센터로 설계되었습니다.
총 10MW의 인입전력 중 6.5MW(IT Load)는 이미 선임차 계약이 완료되어 안정적인 장기 수익 기반이 마련되어 있습니다. 현재는 KT클라우드와의 위탁운영 협의도 진행 중입니다.
엣지 데이터센터, 도심에서의 새로운 가능성
‘엣지 데이터센터(Edge Data Center)’는 10MW 이하 용량으로 도심 내에 구축되는 소형 데이터센터를 말합니다.
대규모 부지와 전력이 필요한 하이퍼스케일 센터와 달리, 도심의 소규모 부지나 기존 건물을 활용할 수 있어
인허가 리스크가 낮고, 전력 접근성이 우수하다는 장점이 있습니다.
이러한 특성은 도심형 개발에 강점을 가진 마스턴의 역량과도 맞닿아 있습니다. 마스턴투자운용은 이번 프로젝트를 통해 기존 부동산 중심의 대체투자 영역을 ‘디지털 인프라 자산’으로 확장하고 있습니다.

Mastern Investment Management Launches Development of a 10MW Edge Data Center in Yeongdeungpo, Seoul
Mastern Investment Management has launched the development of a new 10MW edge data center in Yeongdeungpo, Seoul — marking a milestone as the first domestic asset management firms to directly lead the development of an urban edge data center.
- Project Overview
The upcoming facility will be located in Yeongdeungpo-dong 2-ga, with a total site area of approximately 1,385㎡ and a gross floor area of around 9,733㎡. Construction has commenced, with completion targeted for the second half of 2028.
Mastern Investment Management has independently undertaken key early-stage tasks such as site acquisition and securing power capacity, establishing a robust project structure through direct project management and project financing.
- Strategic Role as a Financial District Data Hub
Designed specifically for Seoul’s Yeouido financial district, the center will serve as a specialized data hub catering to financial institutions. Of the total 10MW input power, 6.5MW of IT load capacity has already been pre-leased, ensuring long-term income stability.
- Why Edge Data Centers Matter
An Edge Data Center refers to a compact data facility—typically below 10MW—built within urban areas to minimize latency for data-intensive businesses such as AR/VR, OTT, and financial services.
Unlike hyperscale centers that require massive land and power, edge data centers can be built on smaller urban sites or within existing buildings, offering faster permitting, lower power requirements, and enhanced proximity to end users.
