LEED는 미국 그린빌딩위원회(USGBC, US Green Building Council)가 개발한 국제적으로 가장 널리 활용되는 친환경 건축물 인증제도다.마스턴투자운용이 ESG 경영전략의 일환으로 주요 부동산 자산의 친환경 건축 인증 획득을 늘리고 있습니다.
마스턴투자운용은 경기도 성남시 분당구 소재 분당 M타워가 최근 글로벌 친환경 건축물 인증제도인 리드(이하 ‘LEED’, Leadership in Energy and Environmental Design) 인증을 획득했다고 밝혔는데요.
LEED는 미국 그린빌딩위원회(USGBC, US Green Building Council)가 개발한 국제적으로 가장 널리 활용되는 친환경 건축물 인증제도입니다. LEED 인증은 플래티넘, 골드, 실버, 일반 인증 순으로 등급이 높습니다.
분당 M타워가 받은 인증은 기존 건물의 운영 및 유지 관리에 대한 O+M(Building Operations and Maintenance) 부문인데요. 건물의 용수 및 에너지 사용량, 폐기물 재활용, 내부 환경 쾌적도 등의 친환경 성과를 복합적으로 평가합니다.
분당 M타워는 이번 평가에서 △친환경적인 옥외 관리 기법 적용 △친환경 물품 구입 △냉각탑 계량기 설치 △건물 내 LED 조명 사용 △대중교통 이용 접근성 등에서 높은 점수를 얻었습니다.
마스턴투자운용은 오피스, 물류센터 등 다양한 섹터에서 친환경 건물을 꾸준히 늘리고 있는데요. 분당 M타워뿐 아니라 지난해 성수동 무신사캠퍼스도 BD+C(Building Design and Construction) 부문에서 LEED 골드 인증을 받았습니다. 두 자산은 최근 1시간 동안 건물 전체를 소등하는 지구촌 전등 끄기 캠페인인 ‘2023 어스아워(Earth Hour) 캠페인’에 참여하기도 했어요. 이 외에도 다른 물류센터, 오피스 또한 추가적으로 LEED 인증 절차를 진행하고 있습니다.
마스턴투자운용 이상도 대표이사는 “그린 프리미엄(green premium) 및 브라운 디스카운트(brown discount)에 대한 인식 확산으로 우량 임차인들의 친환경 건물 선호 현상이 두드러지고 있다”며 “지난해 인증을 받은 WELL HSR(Health-Safety Rating)과 LEED, GRESB 등 자산의 ESG 경쟁력을 제고할 수 있는 노력을 지속적으로 기울일 것”이라고 말했습니다.

Mastern Investment Management is increasing the number of green building certifications for its significant real estate assets as part of its ESG management strategy.
Mastern Investment Management recently announced that Bundang M Tower, located in Bundang-gu, Seongnam-si, Gyeonggi-do, has achieved Leadership in Energy and Environmental Design (LEED) certification.
LEED is the most widely utilized green building certification system internationally, developed by the U.S. Green Building Council (USGBC).
The certification for M Tower in Bundang is in the Building Operations and Maintenance (O+M) category.
Mastern Investment Management has steadily increased the number of green buildings in various sectors, such as offices and logistics centers.
As blue-chip tenants increasingly favor green buildings due to the growing awareness of green premiums and brown discounts, Mastern Investment Management will continue to enhance its assets' ESG competitiveness.
